Tiny Homes, Explained

What is a Park Model Tiny Home?

When it comes to recreational housing, terms like park model tiny homes and towable tiny homes are often used interchangeably, which can create confusion about what sets them apart.

The key difference lies in how they are built and regulated. Park model tiny homes are constructed to meet strict ANSI (American National Standards Institute) building standards, which are specifically designed for recreational housing. While some towable tiny homes may also follow ANSI guidelines, many do not.

Why is this important? Homes that meet ANSI standards are recognized as recreational park models, which can make them eligible for bank financing. This provides buyers with added confidence, knowing they are purchasing a well-built, code-compliant home that lenders are willing to finance.

Why can’t the tiny homes be bigger than 399sq ft?

To maintain an RV designation, homes are typically designed at or under 400 square feet and built to RV standards rather than traditional housing codes. Homes exceeding this size generally fall under HUD or standard residential building codes, which can classify them as real property and subject them to different zoning and property tax rules. Lofts and covered porches can add usable living space without being included in the official square-footage calculation. This allows for a more open, functional design while staying within regulatory guidelines.

Where are the prices?

At The Preserve, most homes are built to order, which means pricing varies based on layout, finishes, and customization. As a general ballpark, Clayton Tiny Homes typically range from $135,000 to $160,000, while Gulf Atlantic Tiny Homes start around $170,000 and can reach $200,000, depending on how customized you want your home to be. Because no two builds are exactly the same, we prefer to provide personalized pricing once we understand your vision. Ready to explore options or design your ideal home? How long is build time?

Design: Planning & Design Consultation before the build takes about 1-2 weeks

Financing: If you are financing, it could take 3-4 weeks to make it through underwriting

Build: Typically, it takes 5-8 weeks for a manufacturer to build a tiny home. However, build times can vary depending on the project and factory availability.

Are they taxable?

When you purchase your tiny home you will pay sales tax for the state that it will be registered in.  Since they are legally considered non-motorized RVs there is no property tax in most states but you are responsible for confirming that with your jurisdiction

What kind of materials are used?

This home is constructed on a durable 12-inch steel I-beam frame and finished with Cemplank fiber cement siding for long-lasting exterior protection. The interior features finished sheetrock walls throughout, complemented by dual-pane Low-E energy-efficient windows to enhance insulation and reduce energy costs. The electrical system includes a 100-amp panel box, and climate control is supported by 9,000 BTU air handlers to provide efficient heating and cooling.

Where do you store things?

Each home will include a private personal storage facility located at the rear of the property. Storage size options will include 8×8, 8×10, or 8×12 units, providing ample space for outdoor equipment, seasonal décor, tools, and additional belongings while keeping front porches and exterior areas clean and uncluttered.

Can you have pets in The Preserve?

Yes, pets are welcome in the community. Residents may have up to three pets per home. All pets must have up-to-date vaccinations, and current medical records must be provided prior to approval.

I can’t climb stairs, can a ramp be built?

Yes, absolutely! While all the main living areas — living room, kitchen, bedroom, bathroom, and washer/dryer — are conveniently located on the first floor, there are usually stairs at the entrance.

But here’s the great news: ramps can easily be added for anyone needing a mobility-friendly entry!  We’re here to help make your dream tiny home both beautiful and accessible — let’s build it your way!

I like what I see but can I change a couple of things?

With The Preserve at Sweet Citrus Acres, you can customize almost every detail: make the porch bigger or smaller, switch up the colors, swap a shower for a tub, or even add a cozy fireplace.

We offer endless options to help you design the perfect space that fits your style and needs. Let’s turn your dream into reality — one custom detail at a time!

Do they come with washer/dryer hookups?

Every one of our tiny homes comes have the washer/dryer included with your home order or simply add your own after delivery — the choice is yours! We’re here to make sure your tiny home is as convenient and customized as you need.

Why aren’t lofts full height?

Lofts are optional upgrade and not included in the official 399 sq ft living space. To qualify as true living space, the loft would require a staircase built to full building code standards. In all of our homes, the main bedroom is always located on the first floor — so we view lofts as bonus storage or an extra occasional sleeping area.

Additionally, both the loft and main floor can’t have full ceiling heights because of strict shipping height regulations. Our tallest tiny home maxes out at 16 feet to comply with transport limits.

How much money do I need for a down payment?

To begin construction, a 50% down payment is required. This deposit allows us to place the order with the manufacturer and officially start the build process. The remaining balance is due prior to delivery and setup.
